The History

John Cardamone, owner of Village Park Homes, has been involved in homebuilding and residential development since graduating from Lehigh University in 1972 and 1973 with degrees in Science and Engineering.  He began his career with Alcoa and later with Alcoa Properties and relocated to the South Carolina Low Country in 1983.  He was a manager in the development of Dataw Island, an 880 acre residential golf community, which boasts both a Tom Fazio and an Arthur Hills golf course surrounded by 1,100 home sites and a marina.

Following Dataw Island, John and two partners purchased 600 acres in Bluffton, South Carolina and developed Colleton River Plantation, a 395 homesite residential community surrounded by water on three sides with seven miles of scenic shoreline and direct access to the Atlantic Ocean. In 1993 the communities Jack Nicklaus signature golf course was named “best new private golf course community” in the United States by Golf Digest.

Subsequent to Colleton River, John and a partner purchased 1,020 acres of beautiful nearby marsh front property and developed Belfair Plantation.  Nestled among maritime forests, hammock islands, rivers and marsh, Belfair Plantation is a Lowcountry oasis that includes two Tom Fazio golf courses, a 25,000 sq.ft. clubhouse, 740 home sites and extensive world class amenities.

Both Colleton River and Belfair achieved tremendous sales success.

While developing Belfair in 1995, John recognized an unfulfilled housing market niche and started to construct affordable, high quality, production built homes with land plans that have the aesthetic appeal of upper-end residential neighborhoods such as Colleton River and Belfair.  He believed that this was not only possible but also necessary to accommodate Lowcountry residents and those who have come from other parts of the country to enjoy the southern climate and way of life.  He knew this could be achieved by spreading the cost of their experienced team of land planners, engineers and contractors over a larger number of less expensive homes.  The idea of Craftbuilt Homes worked and resulted in some of the areas most popular communities including Woodbridge, Sandy Point, Arborwood, The Willows, Barton’s Run, Lawton Station, and Alston Park.  Further south in Savannah and Brunswick, Georgia were The Gates at Savannah Quarters, Shell Point, Southwinds and Sweetwater.  He successfully designed communities with winding streets and cul-de-sacs to create a true sense of neighborhoods.  The proof is evident in the bustling afterschool activity among children enjoying their neighborhoods, riding their bikes down the winding streets to centrally located parks and participating in afternoon baseball, basketball and soccer games.  A multitude of sidewalks serve the many homeowners enjoying frequent neighborhood walks and clubhouse with pool amenities are also very popular.

Homeowners take pride in the thoughtful details, which all serve to distinguish Village Park Homes neighborhoods from other builder communities.  Roads are designed to help slow traffic and houses are situated in varying distances from the street and turned left and right to result in a more appealing streetscape.  Mailboxes are often grouped in twos to help reduce street clutter and utility boxes are landscaped and pushed back from the curbs.  The impressive level of detail extends to the high-end streetlights used in luxury communities such as Belfair.  Beautiful parks, sidewalks and playgrounds are additional feature of many Village Park communities.

The Success

In all Craftbuilt Homes developed 620 acres of mixed use land and sold over 2000 homes in 12 communities in two states.  The company was so successful that a national homebuilder acquired the business in 2006.

Concurrent with the Craftbuilt sale, John formed Village Park Communities and Peninsula Investments which together owned 1,080 acres of land and 4,000 future homesites.  Village Park Communities, the lot development arm, is currently developing this and other land for single family and multifamily residential communities as well as for commercial, retail, office and light industrial use.  Village Park Homes, the production homebuilding arm was formed and is currently building attractive award-winning homes which appeal to a wide variety of lifestyles for both working families and active retirees.

Hilton Head Custom Homes, a division of Village Park Group, is building award winning, high end, semi custom and custom homes throughout Hilton Head Island and Bluffton.

Village Park Homes is currently offering new homes in 12 of the most sought after Bluffton and Hilton Head communities and overall in 22 communities in the Savannah, Bluffton, Beaufort and Hilton Head metropolitan area.

Day to day operations at the Village Park Group are skillfully managed by a very senior team comprised of President Richard Schwartz, Chief Financial Officer John Cote and Hilton Head Custom Homes President Tim Franks.
