As CEO and owner, John oversees the business at a high level delegating daily operating decisions to the competent senior management. John began his real estate career in the planning and development of large distinguished golf course oriented communities. After completing several successful large development projects, John had the foresight and vision to start CraftBuilt Homes (1999) to provide attractive entry level affordable housing in Bluffton, SC. In 2003 the unprecedented success of CraftBuilt’s Woodbridge community made CraftBuilt the number three builder in Beaufort County. In just under eight years, John brought nine communities to Bluffton, SC and accumulated numerous home design and community development awards. In 2006, K. Hovnanian purchased CraftBuilt Homes and became one of the largest builders in the southeast region. In 2013 John started Village Park Homes to react to the recovering new home market. John quickly grew Village Park from 39 home closings in 2013, to 136 homes closed in 2016 and in 2017 Village Park Homes saw a 51 % increase over 2016 numbers with over 200 homes closed. Since 2013 Village Park Homes has experienced a 438% increase in closings.
Richard SchwartzPresident and COO
Richard joined Village Park in 2013, and is responsible as COO for managing the Company’s operations, identifying new land opportunities, recruiting and hiring senior management staff, integrating all aspect of the organization, and creating new home designs. Prior to joining Village Park, Richard was employed as President of Calloway Homes and Division President of DR Horton in Charlotte, NC. As President of Calloway Homes, Richard managed all aspects of building homes and implemented a building concept and marketing sales program. As Division President of DR Horton, Richard managed 120 employees, closed over 800 homes in the peak year, managed department performance based on corporate metrics, and met Sarbanes Oxley and internal audit compliance requirements.
As CFO, John is responsible for accounting, financial analysis of acquisitions, lender relations both institutional and private as well as human resources and general administration. Although John joined Village Park in January 2014, his relationship with John Cardamone started years before he joined the Village Park team. John Cote co-founded TGT Capital, LLC, a capital restructure group that focused on debt restructuring for businesses and high net worth individuals. John Cote and John Cardamone met though a TGT Capital engagement. John Cote’s career began more than 35 years ago at a family of companies conceived by Waccamaw Clay Products. In John’s 21- year tenure, John held several positions, including Vice President of Operations, Chief Financial Officer of the retail, development, and manufacturing divisions, and later President and Chief Operating Officer of Waccamaw Corporation, a retail and houseware home décor superstore company.
Some of John’s accomplishments as President of Waccamaw Corporation include, leading the transformation of a new prototype store design to better position the company for growth. This transformation included an organization restructure which included a staff reduction from 3000 to 2500 employees, implementing new management systems to manage and control costs, as well as pricing and visual merchandising enhancements. During this time, sales increased from $149M to approximately $195M. As President of WCI Management Group, he led the creation of a family entertainment destination that incorporated shopping, food and live performance theaters. John’s goal was to increase the property values of the surrounding land holdings owned by the company. After successfully managing this development, John oversaw the sale of the company’s holdings.
